Grondin Properties is proposing a seven-lot industrial development on Mosher Road.

Representatives for the company presented the plans to the Gorham Planning Board Monday night.

Grondin Properties, LLC, is proposing the development on 56 acres owned by M.P. Rines Trust. The site is zoned industrial. “The Grondins are excited to bring new economic development to the town,” said Owens McCullough, a Sebago Technics engineer.

The site will be served by public water and gas. Construction of a sewer line along Mosher Road (Route 237) gets underway this summer. McCullough will talk with Portland Water District officials on Thursday about extending the sewer line to the proposed project.

Introducing the project, McCullough said the Grondins would ask for a tax break – through tax increment financing – to construct the “infrastructure.” The roadway into the project would be 1,500 feet long with a hammerhead. The lots will be four to five acres each with one large lot at the end.

Responding to a question from Planning Board member Mark Stelmack, McCullough said the Grondins hope to attract warehouse businesses.

In other business, the Planning Board unanimously recommended that the town council rezone the Main Street property of John Merriman.

Nappi Distributors of Portland has asked the town to rezone the 22-acre site from roadside commercial to industrial. The town council sent the proposal to the Planning Board for a recommendation.

“The Town Council will decide if it gets rezoned,” said Planning Board Chairman Harold Grant.

Nappi, a beer and wine distributor, is proposing a $13 million warehouse and corporate headquarters.
