All residents of Pine Point, Higgins Beach and Prouts Neck need to pay attention to property for sale along our beautiful shoreland. Condo Fever is here to stay. Beach condos bring big bucks to the developer and big bucks in property tax revenue. They also can change the “character” of your neighborhood forever. You can attend public hearings to voice your concerns when a developer goes before the town with their proposal. We here at Pine Point appreciate the fact that the town officials have listened to our concerns in regard to the Lighthouse Motel converting to condos.
We understand that three stories are allowed in these zones, but they do not have to be allowed by the Zoning Board on a property that is severely non-conforming such as the Lighthouse Motel. That huge building is on less that a half-acre of land (0.36 of an acre) and expansion of it should not be permitted. Converting it to condos may be a good alternative, but only if it does not expand its present size and height, providing that the office complex that was constructed is demolished or moved.
The town of Scarborough is blessed with a shoreline visible on many roads for everyone to enjoy. Most of us see the Atlantic Ocean and are always in awe. We never tire of the view. We only need to look south to our neighbors to decide whether we want three-story condos on our shoreland, blocking our view. The visibility of our particular shoreland should be preserved for generations to come.
